JOB SUMMARY:   In partnership with the Division President or VP Land Acquisition, the Director of Land Acquisition is responsible for the daily operations of the Land Acquisition Department and activities geared toward profitability and efficiency.  This role implements department policy and facilitates the creation of action plans to achieve specific results. Responsible for the following acquisition processes:  land analysis, negotiations, relationship management, purchase agreements, and land packages.  For smaller divisions, this role will manage employee staffing, development and retention.  The geographies this position will be responsible for are Sacramento, Placer, El Dorado, and Yolo Counties.   ESSENTIAL DUTIES AND RESPONSIBILITIES:   LAND STRATEGY   Under the direction of division leadership will: Implement land policy for the department and design action plans to achieve desired results Establish Land Acquisition goals that support the business plan Identify improvement areas. Will recommend process improvements, and implement final solutions LAND SEARCH Continually search for current and future land purchase deals using a variety of methods, including digitized software Grow land pipeline necessary to meet the division business plan goals Establish strong relationships with external sellers (banks, brokers, builders, owners) LAND ACQUISITION Perform proforma financial analysis, negotiations, and purchase agreements Direct the information gathering and data collection for Land Committee Review Prepare Land Committee Packages, including drafting executive and strategic summaries, and risk assessments Manage the closing process of new acquisitions once Land Committee approval has been obtained MANAGEMENT Oversee acquisition roles and manage employees Create a positive, motivating, and challenging work environment to promote productivity Build strong relationships with internal departments such as: Sales, Marketing, Construction, Studio, and Finance Conduct interviews and makes hiring decisions Evaluate employee performance, provide continual feedback, ensure completion of training  Recommend and participate in development plans and corrective actions when needed    EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:   Education/Certifications/Licenses        Bachelor’s Degree in Business is required (Planning, Finance/Economics, Engineering, Real Estate, Government  Relations or related field)  Masters Degree preferred Experience 5-7 years of proven land acquisition transaction experience in Northern California, with proven track record of successful acquisitions in the Sacramento Region. 2-3 years of proven management experience of small to medium-sized teams Demonstrated leader within homebuilding industry or related industry  Knowledge, Skills & Abilities  Understands housing market and industry trends Strong understanding of residential entitlement and land development processes Ability to connect with people, and develop and maintain professional relationships Results and action oriented, with the drive to grow the land pipeline to meet and exceed growth goals Strong verbal & written communication skills, with the ability to take complex concepts and communicate accurately and persuasively Proven ability to lead and execute effective training sessions or conduct strong oral presentations Strong ability to work within a team-setting, inclusive of other’s ideas, and a willingness to cooperate Makes quick and accurate decisions based heavily on facts, data and/or metrics Must be proficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook.   Work Requirements  Work 8-hour days with flexibility for additional work hours when necessary Conduct business in a professional and ethical manner to potential buyers, trade partners, and coworkers to reinforce goodwill and profitability for the company

This Forward Planner/Project Manager is responsible for managing land assets from project inception through securing of entitlements and construction drawings ready for field construction. This includes the ability to conduct technical feasibilities, secure necessary engineering plans, permits and other governmental or quasi-governmental approvals needed to develop lots and build houses.   ESSENTIAL DUTIES AND RESPONSIBILITIES:   Acquisition Due Diligence Research and prepare fee &tech and development budgets for new properties Develop project timelines for new community openings Review, analyze, and summarize all risks, i.e.; environmental, political, entitlement, engineering, and/or development related Land Entitlement and Government Approvals Review and processing of tentative maps, zone changes, final maps, civil engineering plans,  applications, Formations, Annexations, architectural permits, DRE approvals, environmental approvals. Work with staff and elected bodies to manage approval process Final Engineering and Forward Planning Consultants Contract and manage team of consultants which will likely include;civil engineer, landscape architect, land use attorneys, dry utility consultant, title company, environmental consultants and geotechnical engineers.
