MAINTENANCE TECHNICIAN III – Silverado Creek Family Apartments USA MULTIFAMILY MANAGEMENT, INC. is engaged in the management of residential multifamily communities. We develop, build, own and manage our properties. Our properties are located throughout California and Nevada and range in size from 52 units to 397 units. We specialize in Tax Credit; Section 42 properties (LIHTC – Low Income Housing Tax Credit). We are seeking a Maintenance Technician III for our 168 unit Family Community in Sacramento, CA. The Maintenance Technician III will report to the Community Manager. This is a non-exempt position with a Monday through Friday work schedule. Some flexibility will be required to accommodate the occasional need to work overtime, weekends, and for on-call maintenance emergencies.

The Maintenance Technician III is responsible for maintaining the physical integrity of the community at all times. This involves insuring a safe and secure living environment for residents, visitors, and co-workers. The Maintenance Technician III will anticipate, identify, and correct any and all problems involving the property and implement procedures preventing such problems. An effective program of maintenance is essential in order to maintain a safe environment, cultivate resident satisfaction and protect the investment of the property owner. REQUIRED SKILLS: At least two (2) years of experience in maintenance, preferably with apartment maintenance Computer skills in Microsoft Word and Microsoft Excel Valid Driver's license and reliable transportation

CONSTRUCTION PROJECT MANAGER - Roseville, CA
The role of the Construction Project Manager is to provide a variety of management functions to the Construction Department, which includes the responsibilities and functions as noted.

JOB DUTIES AND RESPONSIBILITIES:
Provide leadership to projects that are under construction.
Provide overall management and assume responsibility for the successful execution of construction projects for the company.
Ability to read and interpret Architectural, Structural, Mechanical, Electrical, Civil and Landscape drawings. Ability to read and interpret Geotechnical, Environmental, and other associated consultant reports that are necessary to build projects. • Knowledge and experience with proprietary construction related software such as Timberline, Prolog, Expedition or other related software to manage budgets, schedules & project documentation. • Ability to work on concurrent projects and meet deadlines. • Develop complete scopes of work for new project developments as well as rehabilitation of existing properties. • Assemble detailed bid analysis to be used in establishing contract values and billing documentation for the project. Work directly with estimators and develop billing documents, which will support our estimating staff. • Input detailed bid analysis into Prolog. • Negotiate all subcontractor agreements and all material purchases. Have knowledge of standard contracting practices and the ability to understand, write and negotiate standard contract language. • Prepare, monitor and report monthly budget variances and forecast ultimate costs of the project at all times. • Ensure subcontractor adherence to contract specifications. Develop, communicate and implement Subcontractor performance expectations. • Interface with the Estimating Department for the development of the project feasibility analysis. • Initiate, prepare, process and review Requests for Information as required by the project. • Prepare, process and pursue Owner Change Order Requests. • Provide input and direction to the design team during the design and development of project construction documents. Perform detailed review and “back-check” of documents for compliance of USA standards. • Interface with Public/Private Utility Companies for the design, contract and execution of Joint Trench work. • Interface with municipal officials regarding plan submittals, plan checks, processing and the acquisition of all required permits for the project. • Manage the approval of material submittals for the project. Assemble, collate and process material submissions to our project consultants as well as internal departments within USA. Follow submittal protocol.
