The Construction Manager is in charge of running construction related matters in terms of construction oversight pertaining to a development project. The Construction Manager reports directly to the Director of Construction Management and / or Senior Construction Manager. The Construction Manger oversees the field operations of a project. The ideal candidate will have Superintendent/ Foreman experience. This is a contract position which oversees Northern California projects. Responsibilities : Responsible for safety on and around project site. Act as 'Company Representative' and coordinate site construction activities, identify and manage all on-site trades and operations. Monitor project status in terms of time, quality and cost. Responsible for reviewing Owner’s Contractor contracts and managing the contract for said project. Responsible for planning and cost control of said project Manage the schedule and production for the project. Produce the “project construction” deliverables to the schedules set forth by Client and / or Client representative(s). Submittal documentation and tracking. RFI documentation and tracking. Lead construction meetings/ meeting minutes. Monitoring SWPPPs. Ensure staffing levels are in accordance with work force plans. Supervise contract administration (i.e. authorization of change order work) and coordinate with Client / Client representatives. Scope change management (site instructions, variations, etc.). Provide feedback / input during the construction process to Client / Client representative. Integrate activities of contractors, consultants, users and senior management. Liaise with appropriate Client representatives. Identify technical and functional problems and coordinate resolution as seen appropriate. Review and approve/decline progress billings via verification of quantities. Oversee close-out activities of the construction site. Contribute to packaging the close out documentation of project and furnish to Client / Client representative. Qualifications & Requirements : 5 years’ experience in the construction industry. Superintendent/ Foreman experience. Experience with Large Infrastructure Improvement projects including: grading, sewer, water, etc. Residential and Multi-Family Construction experience. Contracting and Field Experience is highly preferred. Familiar with reading construction plans. Experience with construction management/project management and scheduling. Proficient with Microsoft Office Suite (Word, Excel, and Outlook). Excellent written, verbal and organizational skills with prompt follow-up.
